Permits Filed for Empire Blvd. Lot

Permits have been filed for a new three-story mixed-use structure in Crown Heights. 253 LLC, owned by Elliot Moskowitz, filed the applications for 253 Empire Boulevard, the site of the now-shuttered Clean Rite laundromat.

The new 40-foot tall structure will total 45,300 square feet, with 10,800 square feet for residential use, 7,000 square feet for commercial use, and 5,750 square feet to be occupied by a community facility. The development will produce 16 living spaces, with five on the second floor and eleven on the third, at an average 675 square feet per unit, which strongly suggests rental apartments. Tenants will have access to a rooftop terrace. They will also have a laundry room, two recreation rooms below ground, a lobby, area to store up to 41 bicycles, and a pet spa.

The retail and the community facility’s lobby will be located on the ground floor, but most of the community facility will be situated on the second floor. There will be 65 parking spaces constructed below ground.

Manhattan-based Fischer Makooi Architect, PLLC, will be responsible for the design, and demolition permits for the existing structure were filed in early June of this year.

The property was purchased by 253 LLC from Bill Stathkos in March of 2017 for $6,075,000. Manager of the LLC appears to be Elliot Moskowitz whose address is on Albany Avenue in Crown Heights.

      We cannot get it to stop. It was a Clean Rite laundromat and will now be housing for people. That’s not a problem in and of itself.

      We need more money. That’s pretty much it. The answer to that is teshuva tefilla and tzedaka.

      How is this destroying the neighborhood? I live on this block and this property has been abandoned for at least a couple years. Glad to see it being turned into *something*.
