New Eight-Story Building Coming To Eastern Parkway

An eight-story building is in the works for 1206 Eastern Parkway in Crown Heights, with the developers submitting permits and plans with the city.

According to a report by New York Yimby, the mixed-use building located between Utica and Rochester Avenues is being proposed as a 73-foot-tall development with 18,040 square feet of space. 15,778 square feet of the building is designated for 18 residential units while 2,262 square feet is designated for community facility space.

Surprisingly, and concerningly, the building, which includes a 30-foot-long rear yard, is only being proposed with two enclosed parking spaces, potentially making parking a contentious issue.

In the plans defense, the proposed building will be located just one block from the 2, 3, and 4 trains at Utica Ave and Eastern Parkway, potentially alleviating the need for much parking.

According to New York Yimby, demolition permits were filed in June 2021 and an estimated completion date has not yet been announced.

    I thought that zoning required parking spaces to equal 60% of the number of apartments. How did they get this through and who is the developer?
    Less than 1000 sq. ft. per apartment?!?
