Housing Lottery Launches For 117 Units Near Crown Heights

A lottery for 117 apartments is approaching in a building near Crown Heights, and just blocks from the already partially Jewish area of Remsen Village.

The Vital Brookdale building project at 535 East 98th Street in Brownsville, located directly behind Brookdale Hospital with Jewish people already living on the block, will have all together 160 residences, with 117 of them being put up for lottery.

Residents looking to get in on the lottery will need to be at 50 to 80 percent of the area median income (AMI), ranging in eligible income from $35,829 to $118,400.

The building’s Amenities include a second-floor terrace and front and rear courtyards, complete with landscaping, a dog run, play area, and seating. Residents will also have access to a multi-purpose community room, game room, library and resident co-working space, fitness room, laundry room, cold-storage locker, package rooms, and a bike storage room. Tenants will be responsible for electricity.

According to NYYimby, at 50 percent of the AMI, there are ten studios with a monthly rent of $959 for incomes ranging from $35,829 to $47,750; 17 two-bedrooms with a monthly rent of $1,212 for incomes ranging from $46,012 to $64,450; and two three-bedrooms with a monthly rent of $1,389 for incomes ranging from $53,178 to $74,000.

At 60 percent of the AMI, there are ten studios with a monthly rent of $1,168 for incomes ranging from $42,995 to $57,300; 18 one-bedrooms with a monthly rent of $1,245 for incomes ranging from $46,046 to $64,440; 31 two-bedrooms with a monthly rent of $1,481 for incomes ranging from $55,235 to $77,340; and three three-bedrooms with a monthly rent of $1,699 for incomes ranging from $63,806 to $88,800.

At 80 percent of the AMI, there are 15 one-bedrooms with a monthly rent of $1,693 for incomes ranging from $61,406 to $64,440; ten two-bedrooms with a monthly rent of $2,018 for incomes ranging from $73,646 to $103,120; and one three-bedroom with a monthly rent of $2,320 for incomes ranging from $85,098 to $118,400.

The deadline for the lottery is April 5th, 2022.
